Hot Water Temperature Fluctuations

There is nothing better than a nice hot shower first thing in the morning on a cold winter day to wake you up and get everything started on the right foot. Unfortunately, many Canadians with older water heaters experience a lack of hot water after the tank has been allowed to cool by hours of not being used. This type of scenario leads to thousands of our fellow citizens calling their local Markham plumber with the impression that their water heater needs to be replaced. Fortunately, this fluctuation of water temps may not always be a sign that the full unit needs to be replaced and can frequently be resolved by much simpler repairs.

One of the most common problems that can cause these sorts of issues is a failure of the dip tube within the tank itself. This tube runs from the cold water intake to the bottom of the tank and delivers the cold water directly to the burner while hot water is drawn off the top of the tank and dispersed to the house. If this dip tube fails, the cold water is now delivered to the top of the tank, mixing with the hot water and being immediately taken to the shower or sink where the tap has been opened.

Another possibility that our Markham plumbers see on a fairly regular basis is a temperature probe that requires replacement. This probe measures the temperature of the water in the holding tank and controls the burner. Over time this probe can become crusted with lime, rust and other mineral deposits that are commonly found in your water supply. As this crust forms, it insulates the probe and therefore delays its ability to properly control the burner leading to lukewarm water after long periods of dormancy followed by excessively hot water caused by a delay in burner shutdown.
